Pipestone Village Terms and Conditions Thank you for choosing to book with Pipestone Village & Hotsprings. We look forward to welcoming you to our Site. By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below. Your electronic signature will serve as agreement to these terms. 
Your privacy is critical to us. Any data collected during the course of this booking will be confidential and not shared with any third party.
Reservations are required. The price includes accommodation and use of private hotsprings jacuzzi or tubs, and is subject to state and local taxes. A deposit of one night’s stay by credit card is required to guarantee reservations. We require one source of payment for the deposit and final bill. Final payment is due on your final day.
Kindly notify us immediately if there is any potential change in your booking. Cancellations – For single bookings cancellation must be received at least five days in advance of the reserved date for return of deposit. For multiple bookings;If cancellation is received within five days of the reserved date, return of deposit will be contingent upon our ability to re-book the room. All cancellations are subject to a $25.00 service fee. No refunds for early departures. 
Non-availability of Accommodation – We would only cancel your stay if your accommodation was unavailable for reasons beyond our control. We would then refund your deposit in full. Our liability would not extend beyond this point. 

Check In is between 4:00 p.m. and 9:00 p.m. Check-ins later than 9:00 p.m. must be requested in advance of arrival day. It is much appreciated if you will notify us of your estimated time of arrival. Please call the day before or morning of arrival. The parking lot is gated, so you will need assistance to get in. Check Out is at 10:30 a.m. Please leave the room key back where you found it. 
Room occupancy limits are two adults per room unless you have specified other guests. Children under 12 do not need to be counted as guests. We welcome children, however Pipestone Village & Hotsprings is, in no manner child-proof for toddlers or children. For guests bringing a child, the child is to remain under the guest’s full and complete control and supervision at all times. Please make sure they are supervised at all times especially around tubs, hot water and always accompany children under 12 to the outhouse. It is best to stay on designated paths, eyes and ears open for rattle sounds. Be aware that Montana has all of the predators! Wolves, coyotes, bears, mountain lions and rattlesnakes. 
The guest accepts full and complete responsibility for their child’s safety and will not hold Pipestone Village & Hotsprings liable in any way and will indemnify and hold Pipestone Village & Hotsprings harmless. In the event of a rattle snake encounter or other predator, get everyone to safety in the building and call and text, 406-594-7308 Larry for Security, 406- 461-7310 main number and 406-459-0791 for emergencies. Please don’t put yourself in danger, call us to handle the issue. 
Pets require an additional $50 cleaning fee per pet. If there is no trace of a pet being there you may get refunded that fee. For guests bringing a pet, the pet is to remain leashed and under the guest’s full and complete control and supervision at all times. The furniture, bedding and hot tubs are not for animal use. The bedding is not for animal use. If they have dog hair on them you will not receive a refund. Instead that fee will cover the dry cleaning and time and expense to take it there. The guest accepts full and complete responsibility for their pets behavior and will not hold Pipestone Village & Hotsprings liable in any way and will indemnify and hold Pipestone Village & Hotsprings harmless. We do not do pet mess clean up. You bring it, you clean it up. That includes unlandscaped areas. Be aware that the area has a lot of cactus, we are not responsible for injuries to dogs on or off the property. That includes injuries sustained from wild creatures such as rattlesnakes, coyotes, wolves, mountain lions and bears. Although we have not had any run-ins with these creatures in the village it is possible as this property backs up to BLM and Forest service and in Montana we have all of these predators.

 Pipestone Village & Hotsprings is not responsible for your valuables. 

Pipestone Village & Hotsprings is a NO SMOKING establishment. No smoking is allowed in the building or within 10 feet of windows or exterior doors. Evidence of smoking in or near the Accommodations may result in a $250 cleaning fee. 

Parking at Pipestone Village & Hotsprings is available at front entry and at the end of the road past Cabin 1, trailers carrying ATVs or moving trailers can be parked at either parking lots. Campers and Motorhomes, large trailers or commercial vehicles cannot be accommodated. We are unable to park campers next to rentals due to our licensing. 
Camping and Tents – Pipestone Village and Hotsprings is licensed as a public accommodation but not licensed as a campground therefore we are unable to allow guests staying in tents or campers. Our licensing allows a maximum number of guests on the property.
Guests of Patrons are subject to the same liability release. If you are having a daytime visitor please have them sign in and agree to terms and conditions. If your visitor is staying the night please add them to your reservation. Pets or service animals count as guests and are subject to the additional $50 cleaning fee. 

Lights – All lights may be turned off for the pleasure of star gazing. Please remember to turn off porch lights and outhouse lights after 10pm. 

Noise should be kept to a minimum. Pipestone Village & Hotsprings is a peaceful property. Noise must cease during the following hours: Friday and Saturday from 10:00 p.m. to 8:00 a.m. Sunday through Thursday from 9:00 p.m. to 8:00 a.m. 

Consumption of Alcohol is allowed. For guests abusing this privilege, as determined by Pipestone Village & Hotsprings, will be asked to leave immediately without refund. 
Food and beverage consumption is allowed outside or at the provided table only and not on the beds or in hot tubs. Food and drink stains on comforters will result in either $25 dry cleaning fee or replacement cost. 
The burning of any type of combustible is not allowed in the guest accommodation(s) or on the premises. This includes, but is not limited to, candles and incense.
Damages and Breakages are the responsibility of the guest. Please take care when staying on our property. We ask that you report any incidents when they occur. We do not normally charge for minor breakages, but we may if the damage or breakage is significant. 
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees. 
Pipestone Village & Hotsprings reserves the right to terminate the balance of any guest’s stay without refund for any behavior that is in violation of the above Conditions, or that disrupts the operation of Pipestone Village & Hotsprings. Guests asked to leave will be charged for the entire reservation. Other fees may be assessed related to missing or damaged property, cleaning fees, loss of room use fees as appropriate and determined by Pipestone Village & Hotsprings.

Firepits- are available for use when fire restrictions are not in order 
Firearms are welcome. We believe in the right to bear arms. No target practice on the property or firing guns for any reason. Call for predator or pest emergencies 406-594-7308 

Hot Springs Water – Warning, the hotsprings water is hot it comes out of the ground at 130 degrees, hold it aways from you when using the sprayer so the air cools it. Do not let children play with the sprayer. Children must be supervised by an adult at all times. It is not potable and drinking water is provided. 

Outdoor Charcoal Grill – Bring your own charcoal!
